Senior Scheduler (High-tech Industrial Construction Project)

Location: New Albany, Ohio (Onsite)

Job Type: Full-time, Contract-to-Hire (Client will directly hire after contract)

Salary: $140,000-$185,000/year

Job Description:


The Senior Scheduler is responsible for developing, maintaining, and analyzing project schedules to support effective planning, execution, and control of complex construction projects. The role works closely with project teams, stakeholders, and contractors to ensure schedules are accurate, resource-loaded, and aligned with project objectives, while also identifying risks, delays, and recovery strategies.

Key Duties & Responsibilities:

  • Schedule Development: Prepares and maintains bar chart and Critical Path Method (CPM) schedules, ensuring alignment with project scope, sequencing, and contractual requirements.

  • Standards & Structure: Establishes schedule development criteria, including level of detail and work breakdown structure (WBS), to ensure consistency, transparency, and usability across stakeholders.

  • Detailed Planning: Develops both summary-level and detailed schedules covering design, procurement, construction, and post-construction phases based on document reviews, site conditions, and stakeholder input.

  • Activity Definition: Identifies and defines all required project activities, including major milestones, critical approvals, and long-lead procurement items, ensuring comprehensive project coverage.

  • Logic & Constraints: Determines appropriate activity sequencing, logic ties, and constraints in coordination with project teams to reflect realistic execution strategies.

  • Duration Estimation: Establishes activity durations using production rates, resource availability, and input from responsible parties, ensuring schedules are practical and achievable.

  • Resource Loading: Assigns labor, cost, and material resources to schedule activities and develops resource histograms and cash flow projections to support project planning and financial tracking.

  • Critical Path Analysis: Evaluates critical and near-critical path activities to identify schedule sensitivities and potential risks to project completion.

  • Progress Monitoring: Assesses actual project progress through site inspections and data updates, ensuring schedule performance reflects real-world conditions and documented progress.

  • Performance Reporting: Develops earned value management (EVM) reports, applying established rules of credit to measure schedule and cost performance in a standardized and auditable manner.

  • Trend & Change Analysis: Identifies schedule changes, variances, and emerging trends, documenting impacts and communicating findings to stakeholders for informed decision-making.

  • Recovery Planning: Recommends corrective actions and develops recovery plans when delays are identified or anticipated, ensuring mitigation strategies are feasible and aligned with project constraints.

  • Claims Support: Prepares and analyzes time and cost delay claims, ensuring documentation is fact-based, contractually aligned, and suitable for review or dispute resolution.

  • Risk & Value Engineering: Supports risk allocation discussions and value engineering workshops by providing schedule impact analysis to inform cost and design decisions.

  • Schedule Review: Reviews and evaluates schedules prepared by architects and contractors to verify accuracy, completeness, and compliance with project and contractual requirements.

  • Documentation: Prepares scheduling specifications, as-built schedules, and lessons learned reports to support project closeout, audit requirements, and continuous improvement.

  • Additional Duties: Performs other responsibilities as assigned by management, provided such duties are job-related and consistent with business needs and applicable labor regulations.

Qualification Requirements:

  • Education: Bachelor’s degree in Construction Management, Quantity Surveying, or a related field, or equivalent combination of education and relevant experience.

  • Experience: Minimum of 10 years of scheduling experience on commercial infrastructure, industrial, or data center projects, demonstrating the ability to manage complex, multi-phase schedules.

  • Technical Tools: Proficiency in Primavera P6 is required, including schedule development, resource loading, and reporting capabilities.

  • Scheduling Expertise: Strong knowledge of CPM principles, including logic development, float analysis, and critical path identification, ensuring schedules are technically sound and defensible.

  • Earned Value Management: Advanced understanding of earned value concepts, calculations, and rules of credit, with the ability to produce accurate and compliant performance reports.

  • Claims Analysis: Experience analyzing contractor-prepared delay claims, including evaluation of entitlement, causation, and impact, in alignment with contract terms and industry standards.

  • Certifications: Professional certifications such as AACE (e.g., PSP), PMI (e.g., PMP-SP), or CMAA (e.g., CCM) are preferred but not required.

  • Communication: Strong written and verbal communication skills, with the ability to present complex schedule data clearly to both technical and non-technical stakeholders.

  • Analytical Skills: Demonstrated ability to analyze complex problems, interpret data, and make informed decisions based on schedule and project performance metrics.

  • Collaboration: Ability to work effectively with cross-functional teams, including project managers, engineers, contractors, and clients, to support project success.
